Category 3 water carries bacteria, pathogens, and biological waste that make any material it contacts a biohazard risk. Carpet, drywall, insulation, and personal contents that absorb sewage cannot be dried and saved — they require proper removal and disposal. S.W.A.T. Restoration crews arrive with full personal protective equipment, containment materials, HEPA-filtered negative air machines, and EPA-registered antimicrobials. This is not a mop-and-fan job.

    Containment

    Isolate the Zone. Full PPE. No Exceptions.

    S.W.A.T. Restoration crew arrives in Tyvek suits, N95 respirators, and nitrile gloves per OSHA bloodborne pathogen and IICRC S500 Category 3 protocols. Affected areas are sealed off from the rest of the structure using poly containment barriers and negative air pressure. No cross-contamination — that standard is non-negotiable on every sewage job.

  2. 02.

    Remove & Dispose

    Category 3 Materials Go. No Exceptions.

    Carpet, carpet pad, affected drywall, insulation, and any absorbent material that contacted sewage is removed and bagged for regulated biohazard disposal per Texas Commission on Environmental Quality (TCEQ) guidelines. Solid sewage and debris are removed first. Floors, walls, and subflooring are inspected to determine material-by-material what can be cleaned and what must be replaced.

    Antimicrobial Treatment

    Disinfect the Structure. Every Surface.

    EPA-registered antimicrobials — Microban or Concrobium — are applied to all affected structural surfaces: concrete, wood framing, subfloor OSB, and remaining drywall. A second application follows after the initial drying cycle. HEPA-filtered air scrubbers run continuously during this phase to reduce airborne pathogen counts. S.W.A.T. Restoration documents the products applied, dwell times, and surface coverage.

    Dry & Document

    Dry the Structure. Close the File.

    With contaminated material removed and antimicrobial treatment complete, Phoenix dehumidifiers and Dri-Eaz air movers run the structural dry-down per IICRC S500. Daily moisture readings are logged until framing and remaining structural materials reach the dry standard. The complete job file — Category 3 classification, removal log, antimicrobial documentation, drying report, and photo set — is assembled for your insurance adjuster. Direct billing is available for covered losses.
