    S.W.A.T. Restoration crews inventory all contents before any item leaves the structure — room by room, item by item. Photos document each piece and its pre-move condition. Items are logged on an insurance-format contents inventory with condition notes distinguishing pre-existing damage from disaster-related damage. Restorable items are tagged separately from total-loss items. Nothing leaves without a chain-of-custody record — the inventory is the foundation of the personal-property claim.

    Pack & Transport

    Protected. Wrapped. Tracked from Door to Storage.

    Furniture and fragile items are wrapped, padded, and loaded to prevent transport damage. Boxed items are labeled to the room and inventory list. Electronics are packed separately with anti-static protection. The transport log records every item that left the structure, the condition noted during pack-out, and the destination storage location. Transport is direct to S.W.A.T. Restoration's climate-controlled facility — no third-party handoffs that break the chain of custody.

    Cleaning

    Water, Mold, and Fire Damage Each Require Different Treatment.

    Water-damaged contents are dried and cleaned before storage to prevent mold growth. Smoke and soot-affected items receive matched chemistry cleaning — dry-cleaning sponges for dry soot, alkaline degreasers for grease-fire residue, enzymatic treatment for protein soot. Textiles with smoke or water damage go through the Esporta Wash System — hydraulic and enzymatic cleaning at the fiber level that restores items standard washing cannot. Mold-affected soft goods and hard surfaces are treated with Concrobium or Microban antimicrobial. Total-loss items are documented and held for adjuster review rather than disposed of before the claim is finalized.

    Storage & Return

    Cleaned contents are stored in a climate-controlled facility throughout the reconstruction phase — protecting the restoration investment from humidity and temperature damage during storage. S.W.A.T. Restoration coordinates return delivery with the reconstruction completion timeline so belongings come back to a finished home, not an active construction site. Return delivery is logged against the original inventory — every item checked back in to the structure with its chain-of-custody confirmed.
