When You Need This

The longer you wait,
the worse it gets.

Most homeowners dealing with water, fire, or mold damage face a coordination problem: one contractor for mitigation, a different GC for reconstruction, and an insurance company asking why the scopes don't connect. S.W.A.T. Restoration eliminates that gap. The reconstruction crew works from the mitigation documentation — moisture logs, remediation clearance reports, and adjuster-approved Xactimate estimates — so the rebuild picks up exactly where mitigation ended. IRC Texas residential building code compliance and permit handling are built into the reconstruction scope. Every job is documented for the insurance file from first nail to final coat.

Warning Signs

  • Drywall removed during water mitigation or mold remediation that needs replacement
  • Framing damaged by water, fire, or mold that requires sistering or replacement
  • Flooring — hardwood, LVP, tile, or carpet — damaged beyond repair after a water event
  • Paint and primer failing after smoke damage or improper post-fire surface prep
  • Cabinetry and trim damaged by water, fire, or mold and excluded from mitigation scope
  • Reconstruction needed after insurance adjuster approved the scope
  • Partial home rebuild after a localized fire or major pipe failure
  • Permit required for structural framing repair in Parker or Tarrant County

Mission Operations

How we execute
from call to close.

  1. 01.

    Scope Alignment

Mitigation Documentation. Adjuster Estimate. Aligned Scope.

S.W.A.T. Restoration reviews the mitigation moisture logs, remediation clearance reports, and the insurance adjuster's Xactimate estimate before reconstruction begins. Any discrepancy between the approved scope and what the structure actually requires is identified and documented as a supplement request before work starts — not discovered mid-job. The reconstruction scope is written to the adjuster-approved Xactimate line items with additions documented and submitted for carrier review.

  2. 02.

    Structural Work

    Frame. Sister. Replace. Code-Compliant.

Framing damage from water saturation, mold, or fire is addressed at the structural level — sistering compromised studs, replacing base plates that exceeded 19% moisture content during the drying phase, and installing new framing where fire damage required demolition. All structural framing work is completed per IRC Texas residential building code and inspected before drywall installation. Permit applications are handled by S.W.A.T. Restoration when structural repair requires a permit under Parker or Tarrant County building department requirements.

  3. 03.

    Drywall, Flooring & Finishes

Board. Float. Sand. Prime. Paint. Floor.

Drywall is hung, taped, floated, textured to match, and primed with shellac-based primer on any framing that received smoke-odor encapsulant treatment or soot cleaning — standard latex primer over encapsulated surfaces telegraphs odor through the paint within weeks. Flooring — hardwood, LVP, tile, or carpet — is matched to the existing material where possible and coordinated with the adjuster scope. Paint is color-matched to the pre-loss condition documented in the initial photo report.

  4. 04.

    Final Inspection & Closeout

Permit Sign-Off. Insurance Documentation. Home Returned.

S.W.A.T. Restoration walks the completed reconstruction with the homeowner before the insurance closeout package is assembled. Permit sign-off is obtained from Parker or Tarrant County building inspectors where required. The final insurance documentation includes the complete reconstruction photo record, material invoices, and permit closure confirmation. The homeowner receives a finished home and a complete project file — ready for insurance closeout and future disclosure if the home is sold.

  • I recently had the pleasure of working with S.W.A.T Restorations, and I couldn’t be more impressed with the entire experience. From start to finish, their team was professional, responsive, and truly cared about getting the job done right. What really stood out was the sales rep/project manager. He made the whole process smooth and stress-free—kept me informed every step of the way, answered all my questions, and made sure everything was handled exactly how it should be. It’s rare to find someone who actually follows through and communicates this well. The quality of work speaks for itself. Everything was completed on time, done right the first time, and exceeded my expectations. You can tell they take pride in what they do. If you’re looking for a company that’s honest, reliable, and delivers top-notch results, I highly recommend S.W.A.T Restorations. I wouldn’t hesitate to use them again or refer them to anyone.
