Psychrometric Monitoring & Controlled Dry-Down
Extraction stops the water. Structural drying stops the damage. S.W.A.T. Restoration runs science-driven drying systems — calibrated to DFW's climate — for homes and commercial buildings across Aledo, Fort Worth, Benbrook, Weatherford, and White Settlement.

When You Need This
The longer you wait,
the worse it gets.
Most of the damage from a water event doesn't happen during the flood. It happens in the days after — when framing holds moisture above 19% MC, when drywall stays wet long enough for paper to delaminate, when subfloor OSB swells past tolerance. The IICRC S500 standard defines the target: materials must reach their dry standard (typically below 16% MC for wood framing) before restoration work can begin. Texas humidity — averaging 60–70% across Parker and Tarrant counties — means passive drying won't get there. S.W.A.T. Restoration deploys a calculated drying system: Phoenix dehumidifiers, Dri-Eaz air movers, and daily psychrometric readings that document the dry-down from start to finish.
Warning Signs
- Drywall that feels soft or sounds hollow after a water event
- Wood floors cupping, buckling, or separating at seams
- Musty odor in a room that was flooded and 'dried out' on its own
- Subfloor OSB showing swelling or delamination after a pipe failure
- Wall base plates and bottom framing remaining damp days after extraction
- HVAC system spreading moisture through ductwork post-flood
- Visible condensation on windows or walls during the drying period
- Mold growth appearing on drywall or framing within 1–2 weeks of a water event
Mission Operations
How we execute
from call to close.
- 01.
Baseline Assessment
Measure First. Guess Nothing.
FLIR thermal imaging cameras map hidden moisture in wall cavities, ceiling assemblies, and subfloor structures. Calibrated moisture meters establish baseline readings per material class — drywall, wood framing, OSB, concrete — logged against the IICRC S500 dry standard for each. Ambient temperature, relative humidity, and dewpoint are recorded as the psychrometric baseline.
- 02.
System Design
Calculated Drying Chamber. Not Guesswork.
S.W.A.T. Restoration calculates the dehumidifier and air mover count using the IICRC S500 formula for the affected square footage, ceiling height, and ambient conditions. Drying chambers are established — sealed zones that concentrate equipment output. Phoenix LGR dehumidifiers target the grain depression required to pull moisture from structural materials, not just the air.
- 03.
Interstitial Drying
Wall Cavities. Subfloor Assemblies. No Hidden Moisture.
Injectidry systems push dry air directly into wall cavities and subfloor assemblies where surface-level air movers cannot reach. Dri-Eaz mat systems extract moisture directly from wet concrete slabs. This phase is where most DIY and inadequately equipped jobs fail — surface readings look good while framing inside the wall stays wet.
- 04.
Daily Monitoring
Numbers Don't Lie. Log Everything.
Moisture content readings are taken and logged at every monitoring point daily. Psychrometric data — temperature, RH, dewpoint, and specific humidity — is recorded each visit. Equipment is adjusted based on readings. S.W.A.T. Restoration removes drying equipment only when all materials reach the IICRC S500 dry standard for their class and the applicable climate zone. The full log becomes part of the insurance documentation package.
