The IICRC S520 standard exists to prevent this: establish containment first, create negative pressure with HEPA-filtered negative air machines before any demolition or removal begins, then work from clean to dirty. S.W.A.T. Restoration follows this protocol on every job — 6-mil polyethylene containment barriers sealing the work zone, negative air machines running continuously during removal, HEPA-vac for loose spore capture, and Concrobium or Microban antimicrobial applied after removal. Clearance air testing by a third party confirms the job is complete before the homeowner returns to the remediated area.

  1. 01.

    Containment

    Seal the Zone Before the First Disturbance.

    S.W.A.T. Restoration establishes 6-mil polyethylene containment barriers around the remediation zone — floor to ceiling, sealed at all penetrations, HVAC registers covered — before any mold material is disturbed. Negative air machines (NAMs) with HEPA filtration run continuously to create negative pressure inside the containment: air flows in from outside the zone and exhausts through HEPA filters to the outside, preventing spore migration to unaffected areas. Entry and exit through the containment is through a double-flap decon chamber.

  2. 02.

    Removal

    HEPA-Vac First. Remove Contaminated Materials.

    Loose spores and mold debris on surfaces are captured with HEPA-filtered vacuums before any physical removal begins — reducing airborne spore load before demolition disturbs the colony. Contaminated drywall, insulation, and porous materials that cannot be cleaned are removed and double-bagged in poly for disposal per TCEQ guidelines. Structural framing and hard surfaces that can be retained are cleaned mechanically and chemically. All work is documented with photos before and after each phase.

    Antimicrobial Treatment

    Concrobium or Microban on All Treated Surfaces.

    After mechanical and chemical cleaning, S.W.A.T. Restoration applies Concrobium or Microban antimicrobial agents to all treated structural surfaces — framing, subfloor, concrete, and hard surfaces remaining in the remediated zone. Concrobium eliminates mold at the structural level by encapsulating spores and inhibiting regrowth as it cures. Antimicrobial application is the final barrier before reconstruction materials close the wall or floor assembly.

    Clearance Testing

    Third-Party Air Sampling. Not Our Word Alone.

    Clearance testing is performed by a third party — not by S.W.A.T. Restoration. Air-O-Cell samples taken inside the remediated zone after containment is removed are sent to an accredited laboratory. Clearance is confirmed when indoor spore counts return to levels consistent with the outdoor control established during the initial inspection. Documentation of clearance results is included in the final project file for insurance and real-estate disclosure purposes.
