When You Need This
The longer you wait,
the worse it gets.
Texas homes present specific mold conditions. Parker County's average summer dewpoint climbs past 65°F. Slab-on-grade construction — the dominant building type in Aledo, Weatherford, and the surrounding DFW suburbs — concentrates moisture at the foundation level where it wicks into framing and drywall. Air conditioning systems running continuously from May through September create condensation in supply lines and air handlers that breeds mold in ductwork and ceiling cavities. The inspection step — visual assessment plus thermal imaging plus Air-O-Cell air sampling sent to an accredited laboratory — identifies what species are present, what concentrations exceed outdoor baseline, and where the moisture source is. Remediation without testing is guesswork. S.W.A.T. Restoration tests before it removes — every time.
Warning Signs
- Visible mold growth on drywall, ceilings, grout lines, or behind furniture
- Persistent musty odor in a room with no visible mold present
- Recent water event — pipe failure, roof leak, or flooding — with inadequate drying
- Chronic condensation on windows, exterior walls, or supply air registers
- Family members experiencing recurring allergy symptoms indoors
- HVAC system spreading a musty odor through the house when it runs
- Dark staining on ceiling drywall near a plumbing line or attic access point
- High moisture readings in a crawl space, closet, or under-sink cabinet
Mission Operations
How we execute
from call to close.

Visual & Thermal Assessment
See What's Visible. Image What Isn't.
S.W.A.T. Restoration begins with a full visual inspection of the structure — walls, ceilings, crawl spaces, under-sink areas, HVAC components, and attic access points. FLIR thermal imaging cameras identify temperature differentials that indicate hidden moisture in wall cavities and ceiling assemblies where mold grows before it becomes visible. ATP swabs identify biological contamination on hard surfaces for immediate confirmation. Calibrated moisture meters map saturation levels in structural materials — establishing whether active moisture is present to sustain mold growth.
- 02.
Air Sampling
Air-O-Cell Cassettes. Accredited Lab Turnaround.
Air-O-Cell cassettes sample indoor air at suspect zones and at a control location — typically just inside the main entry or an unaffected room — to establish the outdoor baseline. Samples are sent to an accredited third-party laboratory with a 3 to 5 business day turnaround. Lab results identify mold species present, spore concentrations in spores per cubic meter, and whether indoor counts exceed the outdoor control. Elevated Stachybotrys, Aspergillus, or Cladosporium counts above baseline indicate active mold colonization regardless of visible confirmation.
- 03.
Moisture Source Identification
Find the Water. Mold Returns Without It.
Mold is a symptom — the moisture source is the problem. S.W.A.T. Restoration identifies the active moisture pathway before recommending any remediation scope. Common sources in Aledo and the DFW suburbs include slab foundation moisture migration, failed HVAC condensate drainage, inadequate attic ventilation creating summertime condensation, and supply-line leaks inside wall cavities. A remediation job that doesn't address the moisture source will require a second remediation within months.

Findings Report
Lab Results. Moisture Map. Scope Recommendation.
S.W.A.T. Restoration delivers a written findings report: thermal imaging documentation, moisture meter readings mapped to the floor plan, lab results with indoor-vs.-outdoor species comparison, moisture source identification, and a recommended remediation scope per IICRC S520. The report is formatted for insurance adjuster review and for use by a public adjuster if the loss is disputed. No remediation scope is recommended beyond what the data supports.

Why S.W.A.T.
Built different.
For this exact problem.
Test Before You Remove. Every Time.
- No responsible remediation scope without confirmed species and concentration data
- Air-O-Cell sampling + third-party lab — not a field test kit or visual estimate
- IICRC S520 mold remediation standard drives inspection methodology
Thermal Imaging Finds What Air Sampling Can't See.
- FLIR cameras identify hidden moisture in wall cavities before mold becomes visible
- Calibrated moisture meters confirm active saturation — not just historical staining
- ATP swabs provide immediate biological confirmation on hard surfaces
Moisture Source Identification Is Not Optional.
- Mold removed without fixing the water source comes back
- S.W.A.T. Restoration identifies the moisture pathway before recommending scope
