Lab Confirmation

Dark mold that appears black can include Cladosporium, Aspergillus niger, Alternaria, and Stachybotrys — species that require different protocols and present different risk profiles. S.W.A.T. Restoration confirms species through Air-O-Cell air sampling or direct surface sampling sent to an accredited laboratory before scoping enhanced remediation protocols. Treating every dark mold as Stachybotrys is unnecessary; treating Stachybotrys as standard mold is a liability. Lab results determine the protocol.

Enhanced Containment

Confirmed Stachybotrys remediation requires full-face respirator with P100 cartridges and disposable Tyvek suits for all crew members in the containment zone — upgraded from half-face respirator and N95 required for standard mold. 6-mil polyethylene containment barriers are doubled at critical seams. HEPA-filtered negative air machines are calculated to provide a minimum of 6 to 12 air changes per hour inside the containment — higher than standard mold remediation — with exhaust to the exterior. The decon chamber is double-flapped and includes a HEPA-filtered air shower between the dirty and clean zones.

Removal & Disposal

Stachybotrys grows on cellulose — drywall paper, cardboard, and wood framing are primary substrates. Contaminated drywall and porous materials are removed, double-bagged in sealed poly bags, and disposed per TCEQ guidelines. Structural framing that tests positive for Stachybotrys or has active growth visible is cleaned mechanically with HEPA-vac, wire-brushed or sanded if necessary, and treated with Concrobium antimicrobial — allowed to cure fully before any reconstruction encapsulates it. Sanding and abrasive work on contaminated framing requires the containment air-change rate to be increased during that phase.

Clearance
Third-Party Lab Results. No Re-Occupancy Without Clearance.
Clearance for confirmed Stachybotrys remediation is performed by a third party independent from S.W.A.T. Restoration. Air-O-Cell samples inside the remediated zone are sent to an accredited laboratory — clearance requires that Stachybotrys counts return to non-detect or levels consistent with the outdoor control. Re-occupancy is not recommended until written clearance is in hand. The clearance report becomes part of the permanent property record — relevant for insurance documentation and any future real-estate transaction.
