Ceiling Leak Repair
Find the Source, Dry It Out, Fix It Right

A water stain on the ceiling means moisture is already in the framing above it. S.W.A.T. Restoration locates the source, dries the structural assembly, and restores the ceiling — for homeowners across Aledo, Fort Worth, Weatherford, Hudson Oaks, and Benbrook.

When You Need This

The longer you wait,
the worse it gets.

Ceiling leaks in North Texas homes come from a short list of sources: a second-story bathroom supply line or wax ring failure, an HVAC condensate line that backed up or cracked, a roof penetration that failed after a hail or wind event, or a slow plumbing leak that ran undetected for weeks. The visible stain is rarely the full story. By the time drywall discolors or sags, the moisture has already reached the framing, insulation, and often the floor joists above. S.W.A.T. Restoration diagnoses the source first — then dries, then repairs. Treating the ceiling without fixing the source means the stain returns.

Warning Signs

  • Yellow or brown water stain appearing on a flat or textured ceiling
  • Sagging or bubbling drywall on a ceiling — moisture weight causing delamination
  • Dripping or active water coming through a ceiling light fixture or seam
  • Musty odor in a room below a second-story bathroom or HVAC air handler
  • Wet insulation visible in an attic space above a stained ceiling
  • Ceiling texture cracking or peeling in a pattern that follows a water channel
  • Recurring stain that returns after a previous paint-over — source not resolved
  • Soft spot or give in the ceiling drywall when pressed — saturation beneath the surface

Mission Operations

How we execute
from call to close.

  1. 01.

    Source Diagnosis

Find the Leak Before Touching the Ceiling.

FLIR thermal imaging cameras map moisture migration above the stained ceiling — locating the origin point in the floor assembly, plumbing chase, HVAC condensate drain, or roof structure above. A ceiling stain can be 6 to 8 feet from the actual source due to how water travels along framing. S.W.A.T. Restoration confirms the source before any drywall comes down.

  2. 02.

    Dry-Out

Structural Dry-Down. No Hidden Moisture Left Behind.

Once the source is confirmed and stopped (by S.W.A.T. or a coordinated trade), Phoenix dehumidifiers and Dri-Eaz air movers begin the dry-down of the ceiling assembly. Injectidry equipment pushes dry air into the floor/ceiling cavity above the damage. Moisture readings are taken at multiple points daily and logged to the IICRC S500 dry standard for each material. Wet insulation that cannot dry in place is removed.

  3. 03.

    Antimicrobial

Treat the Framing. Stop the Mold Clock.

Ceiling cavities are enclosed spaces with limited airflow — a high-risk environment for mold growth after any moisture event. Concrobium or Microban antimicrobial treatment is applied to framing, drywall backing, and any exposed insulation cavity before the drywall repair begins. Readings confirm the space is below the IICRC S500 moisture threshold before enclosing.

  4. 04.

    Ceiling Repair

    Patch, Texture, Match. Done.

Damaged drywall sections are cut out, replaced, and taped. Ceiling texture is matched to the existing finish — smooth, orange peel, knockdown, or popcorn. Paint is matched to the room. S.W.A.T. Restoration coordinates the reconstruction phase so the homeowner deals with one company from moisture assessment through finished ceiling. Full insurance documentation covers every phase.

  • I recently had the pleasure of working with S.W.A.T Restorations, and I couldn’t be more impressed with the entire experience. From start to finish, their team was professional, responsive, and truly cared about getting the job done right. What really stood out was the sales rep/project manager. He made the whole process smooth and stress-free—kept me informed every step of the way, answered all my questions, and made sure everything was handled exactly how it should be. It’s rare to find someone who actually follows through and communicates this well. The quality of work speaks for itself. Everything was completed on time, done right the first time, and exceeded my expectations. You can tell they take pride in what they do. If you’re looking for a company that’s honest, reliable, and delivers top-notch results, I highly recommend S.W.A.T Restorations. I wouldn’t hesitate to use them again or refer them to anyone.
