Find the Leak Before Touching the Ceiling.
FLIR thermal imaging cameras map moisture migration above the stained ceiling — locating the origin point in the floor assembly, plumbing chase, HVAC condensate drain, or roof structure above. A ceiling stain can be 6 to 8 feet from the actual source due to how water travels along framing. S.W.A.T. Restoration confirms the source before any drywall comes down.

Dry-Out
Structural Dry-Down. No Hidden Moisture Left Behind.
Once the source is confirmed and stopped (by S.W.A.T. or a coordinated trade), Phoenix dehumidifiers and Dri-Eaz air movers begin the dry-down of the ceiling assembly. Injectidry equipment pushes dry air into the floor/ceiling cavity above the damage. Moisture readings are taken at multiple points daily and logged to the IICRC S500 dry standard for each material. Wet insulation that cannot dry in place is removed.

Antimicrobial
Treat the Framing. Stop the Mold Clock.
Ceiling cavities are enclosed spaces with limited airflow — a high-risk environment for mold growth after any moisture event. Concrobium or Microban antimicrobial treatment is applied to framing, drywall backing, and any exposed insulation cavity before the drywall repair begins. Readings confirm the space is below the IICRC S500 moisture threshold before enclosing.
